Residential home inspection

What is a home inspection?

The purpose of the inspection is to report the general condition of the home and identify and disclose major defects and deficiencies of the inspected systems and components which existed at the time of the inspection and which are evident to the inspector upon ordinary visual observation. Minor and cosmetic defects may be listed in the report for maintenance purposes but is not the intent, nor will the inspection report identify and list all minor and cosmetic defects...  Our inspection consists of: the Site, Grounds, Grading, Exterior, Structure, Roof, Plumbing, Electric, Attic, Insulation, Ventilation, Interior, Bathrooms, Kitchen, Basement or Crawlspace, Heating, Air Conditioning, and Garage or Carport.

Seller’s pre-listing inspection

Want a competitive edge on the housing market? A pre-listing inspection helps insure there are fewer surprises in a real estate transaction, because everyone involved becomes more familiar with the property’s current condition.  As a seller, you can help prospective homebuyers feel more confident about their home purchase decision by having your listing inspected before they start to view your home, also allowing your listing agent to inform other real estate agents and their buyer’s that your home has been inspected by a professional certified local Home Inspector.

Homebuyers

For a few hundred dollars you can use the services of a home inspector to get much better idea of the homes physical condition than you would otherwise have known.  Most states require that the purchase and sales agreement have a clause allowing the right to have the home inspected to your satisfaction or get a full refund of your deposit.  Exercising this right is definitely in your best interest.  Large and costly problems may be brought to your attention before you buy the home, leaving you in a position to renegotiate the terms of the sale or just walk away from the deal.  You may prefer to have the seller make repairs, or you may negotiate a price cut.  The choice is yours.  You will be in a far more difficult position if problems are discovered after the deal is closed.
